I speak to so many Realtors that have blogs and are looking for some strategies for increasing the traffic to their blog. Well, below is a long list of items and strategies you can do to really increase that traffic and get your name out there as the celebrity Real Estate Agent.

Good luck and we will soon talk about opt-ins and the best ways to generate real estate leads using your blog. And, in future posts we will also discuss the items on this list that you should do yourself and the opportunities you have to outsource them!

• Create a digg account and post your blog link there.
• Use ping.fm it pings your blog to over 50 social networks
• Visit the MEDIA tab on internetlaunchingsystems.com
• When tagging you want to use words that pertain to your subject and keywords in your blog.
• Add your blog link to your signature in your email client
• Make sure that your profiles on all your social networking tools have links to your blog.
• Categories and tags are beneficial because they allow people to search for terms and find your posts.
• Using media (videos, pictures) in your posts helps catch the readers’ eyes and helps SEO as well, Google favors sites with media over plain text sites.
• Facebook linking to your blog allots for tons of traffic
• Link your blog to Active Rain
• Meta tags/Descriptions- A MUST!
• Your blog should load pretty fast. There should not be any flash, Multimedia, Javascript or iframes delaying the loading process.
o Search engines do not search Javascript produced content as it does not produce html. Search engines do not index framed pages. Use the Website Speed Test to see how fast your blog loads: iwebtool.com/speed_test.

o It is also a good idea to use HTML links in the top-level main navigation on each of the pages of your site. Your web page should load in 10 seconds. Go to Blog Settings—–>Formatting——>Show _ Posts on main page. Put this number as between 1 to 5 and save settings. (In all blogs other than ePropertySites
o Your blog will now load faster. Check your blog loading speed at http://www.websiteoptimization.com/services/analyze/
• The H tags are important starting with the lowest number, making the H1 tag the most important. Put all post titles and headings within these tags.
• Each Post is made of the Post title, the content and The Tags at the bottom of the post. The Post Title should include the primary keywords and correspond to the content of the post.
• Use your primary and secondary keywords in the anchor text of links. These are the words you highlight in the Post before clicking on the Link icon to enter the URL.
o Include your most important keyword phrases in the text that immediately precedes, or follows the the hyperlink.
o Use both internal links and external links. Refer to your other blog posts by inserting their links within your post.
o External links are important when they are from better Page Rank sites. One way links are weighed more heavily than reciprocal links.

• Your images should be small resolution so that the page loads fast. Do not use BMP images as they are big and load slowly.
o Use primary keywords within the ALT tags of images. They tell spiders and screen readers what that image is about.
o Name your images with your primary keywords.
• Choose great Keywords
o Add them in the URL/Link you make in creating a new blog.
o Primary keywords are the main keywords from which all keyword variations should derive.

REPEAT ALL ABOVE STEPS

o SEO is a technique which is applied after creating content and not during it. You have to repeat it from time to time so as to tweak your blog to be optimized and rise in the search engine results also called SERPs (Search Engine Results Page).

Dealing with Collection Agencies – 10 Facts You Must Know To Avoid Getting Ripped Off (Realtors- Good Report to Give To Clients)

As difficult as it may be to stay cool and collected when debt collectors hound you, knowing what to expect when dealing with these agencies will help you formulate a plan and lessen the chance of being taken advantage of.

Ten Rules for Handling Collection Agencies By Richard Smith

1. Realize that Credit collection agents are usually working on commissions. This is a JOB to them and the more they get you to pay, the larger their paycheck. They will be persistent, so be prepared.

2. Don’t argue with the agent, because you will lose. This is what the do all day, every day and they have heard every excuse in the book. They are prepared with an answer to everything. State your case but don’t argue.

3. It usually doesn’t help to ask to speak to someone’s boss. In this case, talking to the supervisor normally won’t help (in fact it could be worse). Remember, he ended up with his job because he was good at what he did and was able to squeeze every dime out of past consumers who had disputes.

4. Never give information out over the telephone to a collection agency. This includes your driver’s license number, social security number, debit card numbers, check numbers, credit card numbers, or bank account numbers. They should already have this information.

5. Use a money order or certified funds to make all payments. Make a copy of it and staple it to the bill.

6. Keep records of everything (including dates of phone calls and what was said), and make sure that anything sent through the mail has a return receipt.

7. Make sure you get written confirmation of any deals or negotiated payoffs. Make sure you have something that says the collection has been satisfied.

8. Never take their first offer when negotiating a lower payment as they will always call back with a better offer.

9. Use powerful sentences like, “This is all I can afford to pay,” rather than “this is all I am going to pay.” This is a much better negotiation tactic when you are trying to lower the payoff with the collection agent.

10. When repairing your credit, it is a good rule to keep copies of all your credit reports. That way you can track the process of what has been repaired and make sure that what you negotiated is coming to pass.

While it would be impossible to include everything there is to know about dealing with collection agents, these 10 tips will almost always result in more money in your pocket and less in theirs.

Market Your Listings to the World
According to the National Association of Realtors, 87% of homebuyers are using
the internet to make their buying decision. This makes it more important than
ever to display good quality pictures for consumers to see on all forms of internet
marketing (your website, single property websites, virtual tours, MLS, etc.

The more pictures you provide, the more interesting the property will be to the
consumer, the longer they will stay on your site and the more leads you can
receive!

Here are some tips from professional architectural photographers on how to
show your home’s best face to buyers:

• Outside: Keep the sun behind you, shining on the face of the home. If the
main entry is always shade (on the north face), shoot it on a partly cloudy
day to lower the contrast.

• Remove garbage cans, cars, seasonal decorations, flags and plaques. Never
photograph a house dead on, or when it’s backlit by the sun.

• If there are heavy shadows from trees, shoot on an overcast day.

• Figure out where the sun rises and sets, and shoot when the sun is 45
degrees from the angle you want to take the shot. If a façade faces north,
shoot just before sunset or on a cloudy day.

• For a fresh perspective, stand a few feet to one side of a corner, but angle
the camera as if you were standing in the corner

• Inside: Close the drapes to lessen the possibility of light meter being fooled
by bright exterior light.

• Clean up the clutter. Make sure there are no toys, clothes hanging on
hooks or other detracting items around the home.

• Don’t use a wide angle lens for interior shots. They make rooms look
smaller.

• Turn off the flash; it will make the most spectacular room look like a scary,
semi-lit dungeon. Good photo editing software allows you to brighten and
add flash during the editing process for a much clearer effect.

• Turn off time and date stamp settings. It detracts from the home and
especially makes it difficult when trying to crop and edit your photos.

• For vacant homes, try to capture rooms that are together, like a master
bedroom and bathroom, to add interest to the image. Also stand back as
far as you can to show how large the space is.

• Each room looks best at a different time of the day, so give yourself a day
to take your pictures.

• Shoot two walls only, with a bit of floor and ceiling. Shooting three walls
creates a shoebox effect.

• For a fresh perspective, stand a few feet to one side of a corner, but angle
the camera as if you were standing in the corner.

• Don’t tilt the camera up or down: it gives objects odd, unnatural shapes.

• Use props such as fruit, drinks, magazines and towels. This will make the
space look as if someone was just there.

• Turn on as many lights as possible, and fill in dark areas with work lights.

• Draw blinds so they are horizontal and windows look transparent.

• Shoot at chest-level so you show less ceiling.

• Shoot rooms from an angle; they’ll look larger.

• Fluff the pillows, so you don’t have an imprint of where people sat on the
bed or sofa.

To keep consumers interested viewing the home, it’s suggested that each website
display 50 or more pictures. Here are a few suggestions on what to shoot:

• Take three pictures, standing at the entry/foyer. Left, center, and right so
the buyer can see the surrounding area.

• View down to lower level from upper level
• Dining Room
• Family Room
• Living Room
• Den
• Fireplace
• Fixtures and Hardware
• Kitchen (including all appliances)
• Master Bedroom
• Master Bath
• Master Closet
• Master Tub
• Vanity
• All Bedrooms
• Study
• Balcony View
• Garage
• Attic/storage space
• Laundry room
• Back patio, deck or other exterior features
• Back of home
• Fenced area
• Front of home (entry)

Remember to take as many pictures as possible. It is always better to have too
many pictures than not enough. Save yourself the extra trip.

There a couple of basic factors that can help optimize your blog traffic. Using on-site keywords and utilizing off-site backlinks.

Backlinks are links on other sites that will link back to your site. This is a factor that is very critical to your SEO (search engine optimization). SEO is the practice of getting more free, organic, natural traffic from search engines like Google.

I am going to go over the art of using back-links.

There are many ways to obtain back-links and therefor increasing your SEO. Today, I am going to discuss “Blog Comment Submissions”. In additional blog posts I will dicuss other ways to use back-links such as affiliate programs, social bookmarking, article submissions, and directory submissions.

By being consistent with this simple strategy, you should have great success and only have to spend a few minutes a day.

Below I have broken down the process of getting back-links through blog post comment submissions into 5 steps:

1. Find your top 10 keywords. You can go to: Google Adwords This list will also help you with writing blog posts and many other purposes.

2. Search for your top 10 keywords. You will want to go to: http://blogsearch.google.com/ to find the top blogs in your business category such as Real Estate.

3. Download the Google Toolbar: http://www.google.com/toolbar/ff/index.html so you can see the page rank of each of the blogs you are going to visit. The PageRank is the indicator of how much traffic a site gets and it ranges from 0 to 10.

4. Begin clicking through the blogs and check the PageRanks. If the PageRank is 4 or higher, you have found a good site to leave a comment on. If the blog uses KeywordLuv, CommentLuv, or DoFollow then it is an even stronger back-link building opportunity. Those will automatically set all blog back-links to “do-follow” instead of “no-follow”. This will produce more Google-Juice for you as the PageRank will flow through to your site!

5. Important: Write a meaningful well though-out post comment with a link to you site. Usually it requires you to add your website so your name will be highlighted and the link will be there. Be sure to use the keyword you searched as the anchor text of the link (instead of using “click here”, use “your keyword” as your link text). Do not just copy and paste junk/spam- try to leave positive and useful comments. Otherwise, the blogger will probably delete your comment and back-link along with it.
