How To: Drive Traffic To Your Real Estate Blog

I speak to so many Realtors that have blogs and are looking for some strategies for increasing the traffic to their blog. Well, below is a long list of items and strategies you can do to really increase that traffic and get your name out there as the celebrity Real Estate Agent.

Good luck and we will soon talk about opt-ins and the best ways to generate real estate leads using your blog. And, in future posts we will also discuss the items on this list that you should do yourself and the opportunities you have to outsource them!

• Create a digg account and post your blog link there.
• Use ping.fm it pings your blog to over 50 social networks
• Visit the MEDIA tab on internetlaunchingsystems.com
• When tagging you want to use words that pertain to your subject and keywords in your blog.
• Add your blog link to your signature in your email client
• Make sure that your profiles on all your social networking tools have links to your blog.
• Categories and tags are beneficial because they allow people to search for terms and find your posts.
• Using media (videos, pictures) in your posts helps catch the readers’ eyes and helps SEO as well, Google favors sites with media over plain text sites.
• Facebook linking to your blog allots for tons of traffic
• Link your blog to Active Rain
• Meta tags/Descriptions- A MUST!
• Your blog should load pretty fast. There should not be any flash, Multimedia, Javascript or iframes delaying the loading process.
o Search engines do not search Javascript produced content as it does not produce html. Search engines do not index framed pages. Use the Website Speed Test to see how fast your blog loads: iwebtool.com/speed_test.

o It is also a good idea to use HTML links in the top-level main navigation on each of the pages of your site. Your web page should load in 10 seconds. Go to Blog Settings—–>Formatting——>Show _ Posts on main page. Put this number as between 1 to 5 and save settings. (In all blogs other than ePropertySites
o Your blog will now load faster. Check your blog loading speed at http://www.websiteoptimization.com/services/analyze/
• The H tags are important starting with the lowest number, making the H1 tag the most important. Put all post titles and headings within these tags.
• Each Post is made of the Post title, the content and The Tags at the bottom of the post. The Post Title should include the primary keywords and correspond to the content of the post.
• Use your primary and secondary keywords in the anchor text of links. These are the words you highlight in the Post before clicking on the Link icon to enter the URL.
o Include your most important keyword phrases in the text that immediately precedes, or follows the the hyperlink.
o Use both internal links and external links. Refer to your other blog posts by inserting their links within your post.
o External links are important when they are from better Page Rank sites. One way links are weighed more heavily than reciprocal links.

• Your images should be small resolution so that the page loads fast. Do not use BMP images as they are big and load slowly.
o Use primary keywords within the ALT tags of images. They tell spiders and screen readers what that image is about.
o Name your images with your primary keywords.
• Choose great Keywords
o Add them in the URL/Link you make in creating a new blog.
o Primary keywords are the main keywords from which all keyword variations should derive.

REPEAT ALL ABOVE STEPS

o SEO is a technique which is applied after creating content and not during it. You have to repeat it from time to time so as to tweak your blog to be optimized and rise in the search engine results also called SERPs (Search Engine Results Page).

Explode Your Blog Traffic- 5 Easy Steps

There a couple of basic factors that can help optimize your blog traffic. Using on-site keywords and utilizing off-site backlinks.

Backlinks are links on other sites that will link back to your site. This is a factor that is very critical to your SEO (search engine optimization). SEO is the practice of getting more free, organic, natural traffic from search engines like Google.

I am going to go over the art of using back-links.

There are many ways to obtain back-links and therefor increasing your SEO. Today, I am going to discuss “Blog Comment Submissions”. In additional blog posts I will dicuss other ways to use back-links such as affiliate programs, social bookmarking, article submissions, and directory submissions.

By being consistent with this simple strategy, you should have great success and only have to spend a few minutes a day.

Below I have broken down the process of getting back-links through blog post comment submissions into 5 steps:

1. Find your top 10 keywords. You can go to: Google Adwords This list will also help you with writing blog posts and many other purposes.

2. Search for your top 10 keywords. You will want to go to: http://blogsearch.google.com/ to find the top blogs in your business category such as Real Estate.

3. Download the Google Toolbar: http://www.google.com/toolbar/ff/index.html so you can see the page rank of each of the blogs you are going to visit. The PageRank is the indicator of how much traffic a site gets and it ranges from 0 to 10.

4. Begin clicking through the blogs and check the PageRanks. If the PageRank is 4 or higher, you have found a good site to leave a comment on. If the blog uses KeywordLuv, CommentLuv, or DoFollow then it is an even stronger back-link building opportunity. Those will automatically set all blog back-links to “do-follow” instead of “no-follow”. This will produce more Google-Juice for you as the PageRank will flow through to your site!

5. Important: Write a meaningful well though-out post comment with a link to you site. Usually it requires you to add your website so your name will be highlighted and the link will be there. Be sure to use the keyword you searched as the anchor text of the link (instead of using “click here”, use “your keyword” as your link text). Do not just copy and paste junk/spam- try to leave positive and useful comments. Otherwise, the blogger will probably delete your comment and back-link along with it.

Lead Generation – Quality vs. Quantity

We all know that the quality of your leads helps determine your conversion rate – the rest of your conversion rate is determined by your sales skills.

It’s better to have 10 “high quality” leads that convert into 3 deals than 100 “low quality” leads that convert into 1 deal.

So lots of real estate agents try to concentrate on getting “high quality leads.”

But that’s only part of the equation. You really want to focus on your net results at the end of the month. Which of the two numbers below is more important?

a) How many leads did you get?

b) How many deals did you get?

For example, let’s say got 10 of those “highly quality leads” and wrote 3 deals. That’s nice, but what if you got 500 of those “low quality leads” and wrote 5 deals?

The obvious answer is that 5 deals is better than 3. So in this example, the agent who got the “low quality leads” actually makes more money. And that’s the whole point of being in business.

In his great book The Millionaire Real Estate Agent, Gary Keller says that top real estate agents tell him that when it comes to leads, “the quality is in the quantity.”

Top producers know that it’s a “numbers game.” (Where have you heard that before?) The more leads you get the better. You want to find a way to get your name in front of as many prospects as possible because ….

A National Association of Realtors (NAR) study a few years ago found 76% of all Sellers contacted only ONE agent and 16% contacted only TWO. And it’s the same story for Buyers. 59% of Buyers interviewed only ONE agent and 22% met with only TWO. So more than 80% of the time Sellers and Buyer are choosing between only 1 or 2 agents!

Why?

Because psychological studies have shown that the human mind is constantly bombarded with advertising messages and it can only hold a limited number of messages at a time. For example, the maximum number of brands that the average person can remember for product category is 7.

Based on the NAR study, it appears that maximum number of real estate agents that most Sellers and Buyers can remember is only 2.

So you better get out there if you want to be one of those 2!

Exposure and repetition are the keys to success in getting your message out there. If you have a limited marketing budget, Craigslist is a great way to put your name, face, phone number and email address in front of a lot of people for free.

If you have a website, make sure you have a great lead capturing system built into it. You should give away something away for free in exchange for a name and email address (and hopefully a phone number). For example, you could give away a copy of the Real Estate Book that you can download for free from my Facebook page where you found this article.

Don’t sweat the details … too many agents worry about having a perfect picture and a glossy presentation … it’s better to have a mediocre presentation seen by thousands of people than a great presentation seen by a handful.
